General conditions of use of our estimation tool
1 - Methodology and operating principles
1.1 - Determining the value of a property
When you use our tool, you are aware that it is a fully computerised tool. The results obtained come from a machine and not from a physical person.
1.2 - Determining the value of an asset
The value of a property depends essentially on :
- its location
- its characteristics
- and its equipment
1.3 - A location: a price per square metre
We have created a price map based on sales statistics recorded in the Grand Duchy of Luxembourg.
As some communes do not have data on sales recorded before a notary, we have based our calculations on current market prices. For those communes where the data was insufficient, our experience allowed us to determine a price by taking other criteria into consideration, such as the neighbouring commune.
1.4 - Characteristics and equipment
By answering the various questions on the characteristics and equipment of your home, we apply plus or minus values to the price per m2, as we would for a traditional estimate.
1.5 - The online estimate: the limits
Our prices are fair and come from reliable sources.
However, our tool cannot replace the opinion of a professional. By entrusting your property to Unicorn, the agent will be able, after a visit and an appointment on the spot, to give you a more precise estimate, taking into account
- the actual features and equipment,
- the environment and location of the property,
- the human dimension as well as the "coup de coeur" effect,
- any other price component,
- the experience of the current market,
- or any other information deemed decisive.
2 - Responsibilities and data processing
2.1 - Responsibility of Unicorn
Unicorn is not responsible for this online estimation tool. The amounts indicated are for information purposes only, in the form of price ranges and cannot be used in any credit file, asset inventory, insurance file or any other official file.
For these specific cases, we will always recommend a signed appraisal carried out by a professional.
2.2 - Data processing
The data used through our tool is treated confidentially. Under no circumstances will it be communicated to third parties.
However, for its own use, Unicorn may use them for internal commercial or statistical purposes. By filling in an online estimate request, you accept all the general conditions of use of our estimate tool.
2.3 - Changes to these conditions
Unicorn reserves the right to modify and adjust these conditions at any time, without prior notice.
In the event of a dispute, only the terms and conditions in force on this page of the site shall apply.
